HomeFront Inspection is offering inspections for Renters, Landlords and Property Management Companies.

Being once a renter and now a landlord I have found that a Pre-Lease Inspection and a Post-Lease Inspection are vary valuable in settling disputes that commonly arise between Renter and Landlord. 

With a detailed report with pictures, videos and comments of the Before and After condition of the property, you will have the documentation needed to help win your case.

This is how it works:

bulletYou have a Pre-Lease inspection conducted that will document the condition just prior to moving in. 
bullet At the end of the lease you  have another inspection that documents the condition of the property after the move out. 
bullet You compare the 2 reports. You can easily find any discrepancy. 
bullet This will give you the documentation you need to settle most disputes that involve the return of your earnest money.

What is Inspected

Even though a Rental inspection is similar to a real estate inspection it is not to be confused with a detailed real estate home inspection. 

Even though a Rental inspection is also a Visual - Non-Invasive examination of the building, it falls short of giving advise and recommendations of maintenance, structure and mechanical defects that a real estate home inspection would entail.  (If you need this type of detail, it is recommended to ask us about our real estate home inspection.)

 Rather, it puts the focus on those areas that are usually damaged during the term of a lease.

Exterior and Grounds Exterior doors and windows, patio, garage are checked for damage
Ceiling, Walls and Floors Check for physical and cosmetic damage
Windows and Doors Check for physical damage and operation
Kitchen Check all appliances for proper operation and cleanliness. Document and list the manufacture of the appliances.        Check plumbing for proper operation
Bathrooms Check plumbing fixtures for proper operation and leaks
Electrical Check GFCI outlets, light switches and outlets, smoke detectors, Carbon Monoxide detector
Heating and Air Condition/Swamp Cooler Check for proper operation if conditions allow

What is Not Inspected. (Areas that are difficult or uncommon for tenants to damage)

We do not report on component maintenance and condition. We do not report on the condition of the water heater, furnace, air conditioner or Swamp cooler or make any recommendations to their servicing, life expectancy and safety. Only state if they work.
The roof is not inspected We do not walk roof, check gutters, downspouts, venting or attics. (There is not much up here that tenants can damage.)
Exterior We don't identify the style of house or the type of siding, grading, vegetation and trees,
Structure The structure is not inspected for cracks or failure. This includes porches, decks and patios
